Real Property Market Essay Example | Topics and Well Written Essays - 1500 words
Real Property Market - Essay Example The Centerpoint Properties in the Chicago area and AIG Global Red Estate Investment in New York was involved in an Atlanta development wherein a century-old steel mill covering more than 130 acres of prime downtown property was converted to mixed-use consisting of retail, office, and residential development. The US Environmental Protection Agency (EPA) has designated the project for its excellence in leadership program since it encourages pedestrian traffic to and from the various uses, and its proximity to mass transit will limit traffic congestion. (Rising, 2001) The third contribution of the real estate industry is its promotion of energy conservation. Residential and commercial buildings account for more than one-third of total U.S. energy consumption. Working with the Environmental Protection Agency and the US Department of Energy, these leaders developed a program that recognizes commercial buildings which meet strict energy and environmental criteria that place them in the top 25% of all comparable buildings. The first 100 buildings to earn the Federal government's Energy Star rating were awarded in 2000. The Federal Energy Star Building Label program has been successful. The program served as an incentive for companies to build or renovate as many Energy Star buildings as possible. Arden and Equity Office Properties have in their respective portfolios more than half the buildings that have earned Federal Energy Stars nationwide. By making energy-efficiency investments in their buildings, these and other companies have experienced impor tant energy savings that accrue to their tenants and make the overall buildings more valuable. The environmental advantages of building multi-unit residences lie in the opportunities to share spaces and functions. This form of sharing reduces one's footprint because it reduces one's overall consumption. For example, every family need not have its own exercise and laundry facilities. (Paehlke, 2004) Another benefit is the social advantages of living in a community with spaces and things in common. Great architectural design which respects that yearning for privacy is also capable of bringing community residents together in shared gardens and playgrounds. (Ratcliffe, 2001) Real estate developers focus on location as it has an impact on price, profit and value. Proximity to employment, schools, shopping and entertainment are important. Hence, the more people that live in proximity to essential services, the more compact and vital the city, and the greater the opportunity for sustainable behaviour such as public transit use. (Ball, et.al., 1998) When proximity is high, more people are can use the transit, walk and cycle. Jeffrey Kenworthy and Peter Newman (1998) showed that there is a direct and consistent correlation between the compactness of cities and the proportion of people deciding to use public transit. The European cities such as Paris, Munich and London which have overall employment and residential densities that are higher than Chicago and New York record double the transit use and half the automobile use. Their studies have shown that when proximity is high, automobile use is low. Compact urban design as in the High Park areas in Toronto or the West End in Vancouver makes sense, both economically and

International finance case study Essay Example | Topics and Well Written Essays - 2500 words
International finance case study - Essay Example The will help the company gain competitive advantage over the global competitors. Though these benefits will exist but the company will face some financial issues that will be discussed in this report. Ruritania is a politically stable and economically developing country, but the currency of the country is not very stable. Four years ago, when the Crown, Ruritaniaââ¬â¢s currency, was allowed to float freely by the government, there was a large drop in its value. In the past, the Crown had a centrally managed exchange rate. This caused the currency to have a fixed rate against the foreign currencies. The value of the currency dropped sharply when it was allowed to float freely in the foreign market. This is the evidence that a very low demand for the Crown existed in the foreign market. A floating exchange rate is self-correcting, as it fixes the exchange rate according to its demand. Although the currency has shown stability now, but there is a risk of a drop in currency value in the future. This would cause the imports for the company to get expensive. If the company decides to purchase anything from foreign market, it will have to pay higher costs. If the company is importing raw material from another country, the price of the raw material will go up and the company will lose out. The final product of the company will also be priced higher because of the higher cost of raw material. This will cause the local competitors to gain a higher market share because they will be offering lower prices. The Crown faces risk in the international market right now because only one and a half year has passed since it has been stable against the major international currencies. Eighteen months is not a very long period to determine the stability of currency of a country. Therefore this lack of a hard currency will restrict the ability of the company to import raw material from the headquarters in UK. The country

Iran continues to bravely slam USA and its closest ally, Israel Essay Example for Free
Iran continues to bravely slam USA and its closest ally, Israel Essay The news is about the UN decision to invite President Mahmoud Ahmadinejad of Iran to the food summit in Rome Italy. It features the reaction of Israelââ¬â¢s President Shimon Peres claiming that Ahmadinejadââ¬â¢s appearance on the summit would distract attention from problems of hunger in the world. The reaction of President Perez stemmed from the statement of Iranian President that Israel was ââ¬Å"doomed to go. â⬠The news also quoted the statement of Rafsanjani, another top official of Iran stating that Iran and other Muslim nations must stop the USA from enslaving Iraqis. Rafsanjani commented that the US-led occupation of Iraq represents a danger to all nations of the region. He said that Washington and Baghdad try to put Iraq under their spell through a long-term security agreement but Rafsanjani contends that the essence of this agreement ââ¬Å"is to turn Iraqis into slave before the Americans, if it is sealedâ⬠Rafsanjani stated that the Iraqi people and the Islamic nation will not allow it. â⬠Both Ahmadinijad and Rafsanjani have been featured in many internet articles as loyal to Islamic fundamentalist cause. In fact, one those articles even went on to say that Ahmadinijad is a ââ¬Å"self proclaimed religious fundamentalist. My opinion about the news is that Iran is simply attracting Islamic countries to rally behind their anti-Semitic stand. It is apparent that Islamic fundamentalist are deeply anti Semitic and are against the west not only in their export of western culture and western style democracy, but because the West are obviously supporting Israel. Ahmadinejad is taking advantage of every opportunity to express their views on US Israeli affairs before an international gathering obviously for its own propaganda designed to draw sympathy against the US. While it may be true that the US may its own interest in maintaining its presence in Iraq, but I would say that Mr. Rafsanjani statement is out of bounds intended only to make matters worse for the US, before the international audience. Iran probably has an axe to grind against the US because of its support to Iraq during Iran Iraq war. Arabs and Islamic Fundamentalist opinion has flamed against the United States because of its unwavering support to Israel who has dispossessed the Palestinians of their settlement in Jerusalem. Iranââ¬â¢s hatred of Israel is deeply enshrined in their nationalism and cultural emphasis. The statement therefore voiced by two of the highest Iranian officials is not based on objective criticism but is only a political ideology. Concerning the feeling of anti- Semitism, Iran is not alone in their hatred to Israel, as earlier century have seen the expulsion of the Jews in some countries like Spain and England, two of the many countries who expelled the Jews. All of those expulsion happened long before the Israeli- Palestinian conflict had started. However, Mr. Ahmadinejad must learn to recognize the danger of provoking the remaining super power to turn its back against Iran. Iran must look at the case of Iraq and try to figure out the worst-case scenario. Today, many countries are working very hard in the concept of globalization, and high technology equipment. These countries are today the fastest growing economies. For Iran to cache up with these developments, Iran should better stop thinking of annihilating the Jews, but start working cooperatively and mutually with every country particularly Israel and the United States.

Global Warming Essay -- Climate Change, Greenhouse Gases
Global Warming à Even before Homo erectus first stood up on his hind legs, humans have had an enormous influence over the environment and atmosphere. They have used land, oceans, and other natural resources to help further their expansion and growth. Unfortunately, while the human race flourished, the atmosphere and environment did not. Humans released toxins into the air with their large-scale fires and killed many species to extinction. However, global warming is one of the largest and most current dilemmas the Earth is facing. Over the past century, the temperature of the Earthââ¬â¢s surface has risen 1à ° C and in the past fifty years, humans have been the primary cause of the warming of our planet. One of the major confusions in environmental issues today is the concept of the ââ¬Å"greenhouse effectâ⬠. People identify this term in a very negative fashion when in fact the greenhouse effect is what keeps Earthââ¬â¢s temperature livable for organisms such as humans. Energy from the sun heats up Earthââ¬â¢s surface and in turn the Earth radiates some of that heat back into space. The purpose of the atmosphere is to trap some of the ââ¬Å"greenhouse gasesâ⬠and energy in order to keep temperatures similar to what they are today as well as protect from extreme temperatures. However, complications arise when the concentration of the greenhouse gases increase. Before the Industrial revolution, human activities did not have such a drastic effect on the atmosphere. Yet, as the population of humans on Earth grew, more gases began to be emitted into the atmosphere where they accumulated and remained. One of the most detrimental gases to the atmosphere, carbon dioxide, is accumulating at an alarmingly fast rate. Currently, about half of the carbon dioxi... ...her living creatures. Educating the public about the causes and effects of global warming is a step that many countries, states, and cities have taken. One local example is the ââ¬Å"Walk! Philadelphiaâ⬠campaign which encourages people to walk or use public transportation to reduce the use of cars. Currently, international and government agencies are thinking of ways to monitor and reduce the amount of greenhouse gases released into the air. I am optimistic that our government and governments from all over the world are working hard to overcome the causes and effects of global warming. While any large-scale change will be gradual, there is no doubt in my mind that we will fix the atmospheric problems to the best of our ability. Education Can End Systematic Oppression Essay -- Poverty and Oppressio
The subject of expectations for higher education is one that tends to spark impassioned debate among educators, students and parents alike. In Pedagogy of the Oppressed Paulo Freire presses his audience to consider such expectations in light of oneââ¬â¢s own intentions, motives, and affections toward those to be educated (Freire 50). He goes even further to suggest that a love for one another through empathetic dialogue, especially on the part of the educator, must be present in order for fear to be wiped away and liberation to eventually take its place (Freire 89,90). It was that dialogical approach that made Freireââ¬â¢s literacy programs so successful in Brazil until ââ¬Å"his work was interrupted by a military dictatorshipâ⬠in the mid-60s and he was arrested and exiled to Chile (Palmer 128). Even after his release he continued to be an advocate for his approach to education, believing it worked toward liberation for all, freeing both the oppressor and the oppressed (Palmer 129). Some of the oppressed in our own society include, but are not limited to, individuals living in poverty, immigrants struggling to adapt and grow in a new culture, and people with developmental disabilities due to abuse and neglect. Many opportunities lie at our fingertips in America but until we apply an empathetic approach to reaching the oppressed in our society, we cannot expect all Americans to seek a college degree nor will education be a means toward societal change. According to the US Census Bureau, out of the 300 plus million people living in the United States, 46.5 million of them lived in poverty in 2012 without any change from the previous year (ââ¬Å"Dept of Commerceâ⬠). Almost 22% of the people were children under the age of 18 (ââ¬Å"Dept of Commerceâ⬠). A... ...riere_pedagogy.pdf>. Hamilton, Jon. Health Care Regulatory Agencies Paper Essay
Health care regulatory agencies supervise professional of the health care profession such as physicians, hospitals, and labs. Providing information in regards to changes in health care along with ensuring the safety and legal compliance and the quality of services provided to the public is the duty assigned to the agency. These agencies can range from the federal, all the way to the local level with the task of establishing rules and regulations for the health care industry to follow. The supervision of these is imperative. Fields of expertise range from disease control, health care providers, to food and drug. These different agencies are all housed under the Department of Health and Human Services. The FDA is the agency that will be analyzed in this paper. The FDA or Food and Drug administration is the oldest agency in the federal government of the U. S. This scientific, regulatory, and public health agency supervises items in the market that account for one fourth of every dollar spent by consumers. Earlier duties involved doing chemical analysis of farming products back in 1862 when it was known as the Department of Agriculture. In 1930 this department was renamed to the name that the public recognizes presently. The governing role started with the 1906 Pure Food and Drug Act, this law banned interstate trading in contaminated and incorrectly labeled food and drugs. The enforcement of this law was headed by Chief Chemist Harvey Washington Wiley. As of today, the agency now employs over 10,000 that is made up of pharmacists, physicians, veterinarians, lawyers, microbiologists, chemists and pharmacologists. These were the starting blocks of consumer protection that would later evolve in to the regulatory laws that we presently abide by. The responsibilities over the years have been modified, to keep up with changes in politics, culture, and the economy. Its power of influence includes most food products (with the exception of poultry and meat), animal and human medication, therapeutic agents of biological origin, medical instruments, radiation-emitting products for consumer, medical, and professional use, toiletries, make-up, and animal food (FDA, 2009). Agency scientists review applications for new human and animal drugs, infant formulas, food and color additives, and complex medical devices. Also, the FDA monitor s the transport, storage, import, manufacture, and sale of about $1 trillion worth of products annually (FDA, 2009). States utilized the primary control over nationally produced and distributed goods and drugs in the 19th century. The control that was administered was conflicting from state to state. The Vaccine Act of 1813, though brief, was the first federal law that addressed buyer protection and medication for the public. At such federal power was restricted to medicine and foods that were brought in. With advancement in the field of science, fraudulent acts like manufacturing contaminated food were easier to identify. Drug companies had developed techniques that made medicine less potent but more beneficial by cutting the drug with just about anything. The meat packing industry was also exposed for its sickening situation. These dishonest and unsafe practices prompted the driving force that lead to both a meat inspection law and a comprehensive food and drug law . President Roosevelt passed in to law The Food and Drug Act in June of 1906. Under this act guidelines were established to the labeling of products. Drugs could not be sold unless it met the standard defined in the United States Pharmacopoeia and the National Formulary. If there was a difference from the norm it should be stated on the label. Foods were not subjected to the same similar standards, however the law banned the addition of any component that would alternate the food, cover up damage, create a health risk, or amount to a dirty or decayed substance. The FDA is made up of seven centers: the National Center for Toxicological Research Organization, Center for Food Safety and Applied Nutrition Organization, Center for Biologics Evaluation and Research Organization, Center for Drug Evaluation and Research Organization, Center for Tobacco Products Organization, Center for Veterinary Medicine Organization, and the Center for Devices and Radiological Health Organization. Impact On the FDA website there are sections that house the important information pertaining to pet safety and health, safety information and problems with human health products, and food safety. There are also press releases by the various industries and the FDA on recalls of different products. There was a recent ruling that made the media headlines that shows how important the rulings of the FDA are to the public. On March 18, 2010 new rules were announced that have a strict impact on the way that the tobacco industry can sell and market smokeless products and cigarettes. In particular the advertising that targets the nationââ¬â¢s youth population. That law that takes effect on June 22, prevents the FDA from prohibiting tobacco or nicotine, but it gives the agency infinite authority to control the ingredients in tobacco products and the way they are marketed, distributed and sold (Lyndsey, 2010). Companies will no longer be able to sponsor events that involve entertainment or sports among other things. Federal punishment for violators varies from penalties to warnings. This has been an ongoing battle since 1996 when the FDA tried to crack down on the advertising but the industry fought back in court and won. They accused the agency of stepping outside the bounds of their authority.
